HIP provider told how Packs have damaged market

Most property professionals, including solicitors and agents, agree that HIPs have damaged the housing market.

The not-so-surprising finding emerges in a new survey. But, more surprisingly, the survey has been conducted by a HIP provider.

Rob Hailstone – who founded Hipag – but is now launching the Bold Group, asked estate agents, solicitors and others to take part in a survey.

So far, 2000 have done so: a mixture of solicitors / conveyancers (42.5%), estate agents (23.6%), property professionals and others (33.9%) have taken done so to date.

But what do estate agents think?

These are not the full results, but the results as of yesterday reveal:

80% of estate agents believe that all pack providers should be regulated, compared to 91.7% of all who responded

77.5% of estate agents believe that adding extra documents to a pack such as planning permissions, guarantees and building regulation approvals would help speed up sales compared to 86.2% of all who responded

77.5% of estate agents believe that a less expensive, more comprehensive pack allowing first day marketing should be developed, compared to 80.7% of all who responded

75% of estate agents believe that the lifespan of searches should be extended to 12 months, compared to 69.7% of all who responded

72.5% of estate agents believe that HIPs have had a detrimental effect on the property market, compared to 60% of all who responded

60% of estate agents believe that a solicitor / conveyancer should be instructed by the seller when a property is first marketed, compared to 81.3% of all who responded

Hailstone said yesterday: “I have not asked the question, should HIPs be scrapped, because that seems to be the easy way out.

“What I am trying to do is find out from those who do the real work on a daily basis, what they think is needed to help improve the home buying and selling process for both them and the consumer.”
